A trio of suburban apartment buildings—all located in Cheektowaga and West Seneca—have both sold to a new investment group.

Walden Ave. Holdings LLC paid $4.23 million for the three complexes, buying them from fellow investors Concord & Huth Associates LLC, according to documents filed Oct. 17 in the Erie County Clerk's office.

Sold were:

  • The Genesee Square Apartments at 3420 Genesee Street, Cheektowaga. The complex has 24 apartments.
  • A six-unit apartment building at 63-65 Savona Street in West Seneca.
  • The Meadow Place Apartments at 111-115 Meadow Place, Cheektowaga—home to eight apartments.

The apartment deals were brokered by Chris Greco from Greco Real Estate. Combined, the deal works out to $110,315 per apartment, or 21% more than the Buffalo Niagara regional average of $91,701 per apartment, as tracked by CBRE Upstate New York.

In a separate deal, a vacant 10,000-square-foot office building at 3310 Southwestern Boulevard in Orchard Park sold for $1.337 million, according to Oct. 17 documents filed in the county clerk's office.

Investors 3310 Southwestern Boulevard LLC bought the building from 3871 Harlem Rd. LLC.
